A pay rent or quit notice states that a tenant owes a certain amount of money, and if they do not pay it in a certain amount of time, they will be evicted. Each state has a different number of days required to pay the rent in, and it can get as low as three days!
When dealing with giving this to the tenant, it is best to personally deliver, but it can also be mailed if necessary. In the best case scenarios, the tenant will pay the rent, but if they do not, eviction is called for.
